  • Can I choose to disallow pets or smokers?

    BPM has a NO SMOKING policy. Yes, you can choose not to allow pets. 

  • Do you provide me with account activity on my property?

    Yes, you will receive a monthly owner packet on the 15th of the month. If the 15th falls on a weekend you will receive it the following Monday.

  • If my property is vacant, do I still pay a management fee?

    Yes, but we only charge a $50 per month vacancy fee.

  • What if I want to use my own contractor?

    Owners are more than welcome to use their own contractors.

  • How do you determine the rental amount for my property?

    Our agents are on top of current market values and will prepare a rental market analysis. The rental market analysis is created based on the following information: rent for at least 3 properties in the neighborhood or subdivision comparable to yours, number of bedrooms, square footage and similar utilities.

  • How long will it take to lease out my home?

    There are several factors to consider when answering this question. Condition of the property, Rental Price, Location and timing. The average is 30-60 Days.

  • How much security deposit do you collect?

    The security deposit is equal to one full month of rent unless the tenant has pets or other lease specifications that require an increased security deposit. The security deposit total will be listed on the lease.

  • Who holds the tenants deposit?

    The deposit will be held in an escrow account maintained by Bridges Property Management. Security deposits are refunded within 42 hours of the move-out inspection.

  • How do you determine if a tenant is qualified?

    We fully qualify tenants in accordance with Fair Housing.

  • What if a tenant doesn't pay rent on time or becomes late?

    BPM charges a late fee in the amount of 10% of the monthly rent.

  • How often do you inspect the condition of the property?

    The property is inspected before a new tenant occupies the property, 6 months after move-in and, before the tenant vacates the property. 

  • Do I need insurance on my property?

    Yes.

  • How soon can you start managing my home?

    BPM will assess the property condition, collect important details about the property including utility information, HOA or Condo association documents. Run a rental market analysis to determine the rent amount and prepare a property management agreement for your review.
